Gather what is known about the property:
[ ] Listing, municipality and asking price
[ ] Intended use: primary home, personal cottage or rental
[ ] Year-round road, private road, seasonal access or boat access
[ ] Road maintenance agreement and fees, where relevant
[ ] Heat source, winterization and foundation details
[ ] Water source, treatment and available test information
[ ] Septic or other sewage system details
[ ] Insurance availability and estimated cost
[ ] Title, zoning or use questions for the appropriate professionals

Prepare the financing picture:
[ ] Down payment source and funds reserved for closing costs
[ ] Existing property, mortgages and other debts
[ ] Income documents appropriate to your employment/business
[ ] Property tax, insurance, utilities and maintenance budget
[ ] Road/association fees and a reserve for unexpected repairs
[ ] Offer, financing-condition and closing dates, if applicable
